The property is located in the central part of the Town of Brigham

INSPECTION DATES/OPEN HOUSE: April 10th & April 12th from 2pm – 6pm. Or by appointment.

Parcel 1 includes all buildings and 40 acres: The milking parlor barn has a Double 8 parlor, holding area for approx. 85 cows, calving pens, fresh cow stalls, and an office/supply area. A 350’ heifer ban w/ 400’ of headlocks (inside and out). A 308’ cow barn w/ 292 stalls. A dry cow barn w/ 18 stalls. PARCEL 2 consists of 211 acres M/L of vacant land.153 acres M/L tillable according to Farm Service Agency and the balance is woods/pasture.

PARCEL 3 contains of 80 acres M/L of tillable ground.

PARCEL 4 contains of 80 acres M/L of tillable ground w/ building site and perk test AND 16 acres M/L of tillable ground PARCEL 5 IS NOW INCLUDED WITH PARCEL 4 TOTALING 96 ACRES.

PARCEL 6: Consists of 178 acres M/L with approximately 155 acres of tillable ground and the balance being woods. This parcel also has a well and electric.

PARCEL 7: Consists of a country home on .39 acres.

ACREAGES: All acreages have been based on County tax parcels and FSA maps and will be selling by legal description if entire farm sells as one unit, if sold in parcels and survey is required the cost shall be shared by Sellers and individual parcel Buyers.

AUCTION TERMS AND CONDITIONS

The Auction Terms and Conditions are set forth on this page in the Buyer’s Guide and the Earnest Money Receipt
and Purchase Agreement.

PROCEDURE: The Parcels will be offered in a Multi-Parcel auction method. Under this procedure, each Parcel will
offered for sale a minimum of two times: on In the first round of bidding, each individual Parcel is sold separately on a per-acre price.This round of bidding sets a baseline price for each Parcel. In the second round of bidding, bidders may rebid any individual Parcel, group the Parcels as they see fit and bid on the group, or bid on all of thParcels as a whole. The
Auctioneer sets a specified increase over the current high bid. All Parcels remain active until the Auctioneer closes the
bidding and announces each Parcel sold. The current high bid and the specified increase are posted in real-time on a
projector screen for bidders to follow. The Auctioneer will explain the procedure and provide a demonstration prior to bidding beginning.

SALE SUBJECT TO CONFIRMATION:
This sale is subject to confirmation by Seller. High bids at Auction may not be accepted by Seller.

ACCEPTANCE OF BID PRICES: The high bidder for each Parcel will be required to sign an Earnest Money Receipt and Purchase Agreement at the close of the Auction.

BUYERS PREMIUM: There will be a 3% Buyer’s Premium added to all high bids to determine final selling price.

EARNEST MONEY: A total deposit of 10% of the total purchase price, including the Buyer’s Premium, will be required on all parcels. Earnest money may be in the form of a cashier’s check, personal, or corporate check with a Bank Letter of Guarantee, if unknown to the Auction Company. Bidding is NOT contingent upon financing.

CLOSING: Closing shall occur, and the balance of the total purchase price must be paid, no later than May 31, 2018.
Closing shall take place at Local Title Company, 112 North Iowa Street, Dodgeville, Wisconsin. Closing Agent Fees will be shared equally between Buyer and Seller. Sellers will provide an Owners Title Insurance policy and Warranty Deed. Buyer shall take title with any and all encroachments, encumbrances, or defects in title. 1031 Land Exchanges will be accepted,
however, any additional charges shall be at Buyer’s expense.

TAXES: For Parcels 2, 3, 4, 5, and 6, the 2018 real estate taxes will be paid by the Buyer. The real estate taxes for
Parcel 1 will be prorated between the Buyer and Seller as of the date of the Auction. Taxes and/or special assessments imposed after the Auction, if any, are to be paid by the Buyer.

POSSESSION: Buyer may take possession of the property after payment of the Earnest Money and execution of the Earnest Money Receipt and Purchase Agreement.

PROPERTY SOLD WITHOUT WARRANTY: All dimensions and descriptions are approximate only based upon the best information available and subject to possible variation. All acreages have been based on County tax parcels and FSA maps. Diagrams and maps may not be drawn to scale and may not depict the current condition of the property. 2017 property taxes are based upon online records and may not be accurate. All bidders should inspect the properties and review all pertinent documents and information available. Each bidder is responsible for their own evaluation of the property and shall not rely upon the Seller, Seller’s Agents, or the Auctioneer. All information in the Buyer’s Guide and/or any advertisements should be investigated and verified by bidders.

REPRESENTATIONS, EXPRESS OR IMPLIED.

bidder is responsible for inspecting the property prior to purchase to determine conditions and whether the property is

AUCTIONEER AUTHORITY: The high bidder of each parcel shall be determined through competitive bidding. The Auctioneer has the discretion to determine bidding increments. Should any dispute arise between bidders, the Auctioneer shall have the right to decide whether to accept one bid over others, or whether to re-offer the property that is in dispute. The auction shall be
recorded and the Auctioneer’s records shall be conclusive in all respects. The Auctioneer will leave bidding open until all bidders have had the opportunity to make their highest and best bid. Announcements made at the Auction by the Auctioneer take precedence over any and all oral representations or printed materials.
